Access Statement

This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.

Introduction

The Courtyard Rooms are located in the Essex town of Brightlingsea and offers six guest rooms; one single, one twin, three doubles and a deluxe double / family room – all with their own ensuite bath or shower room.

The guest areas are approximately 10 years old and have been recently refurbished. Whilst we aim to meet the needs of all our guests there are some features of the accommodation which might make access difficult for people with limited mobility.

We are located at the very centre of the High Street, within a 10 minute walk to the coast and local attraction, Bateman’s Tower. The historic town of Colchester and the seaside town of Clacton-On-Sea are both easily accessible by car or public transport.

Our building is located on the corner of High Street and Richard Avenue. The reception and car parking area can be accessed from the side of the building on Richard Avenue.

The nearest bus stops are approximately 100m away in Victoria Place (by the Tesco Express). There is no shelter or seating. Busses run approximately every 30 minutes to the towns of Colchester and Clacton. The bus service stops prior to midnight.

Colchester railway station is a 20 minute drive / bus journey away, connecting with London Liverpool Street. Taxis are usually available at Colchester station but we can book one for you in advance if required.

Car Parking and Arrival

We have a small, gated carpark which can accommodate up to three, average-sized cars. Free on street parking is available on Richard Avenue (directly outside the property) and there are usually many spaces available.

Access to our property is gained through either the reception door which opens onto Richard Avenue, or via the gated carpark. The reception door is 35″ wide and has an entry step of 2″.

We ask that guests using the carpark position their cars in a way that allows other vehicles to enter and exit freely.

Seating is available in the carpark on wooden benches, and guests may use this area to smoke as the building is non-smoking throughout.

Welcome Area / Breakfast Room

Guests are welcomed in the breakfast room, which is level throughout with tiled flooring. Entrance to the breakfast room is either through our reception door (see above), or through the conservatory doors which lead in from the carpark. This door is 27″ wide and has an entry step of 3″. Seating is available in the breakfast room in upright chairs. The area is well lit with overhead lighting. Assistance can be given with luggage.

Bedrooms & Bathrooms

All our guest rooms are located on the ground floor. The rooms are heated by portable or built in electric heaters which can be adjusted for each room. There are automatic audible smoke alarms in all rooms.

Room 1 – Standard Single

Room 1 has an entry step of 4″, and the doors are 32″ wide. Seating is available inside the room. The bed has access from one side only.

The ensuite shower room has a toilet which is 16″ in height. There is a walk-in shower cubicle with an entry step of 10″, and a non slip bath mat is available.

Room 2 – Standard Twin

Room 2 has an entry step of 5″, and the doors are 32″ wide. Seating is available for one person inside the room. The beds have access from one side only.

The ensuite shower room has a toilet which is 16″ in height. There is a walk-in shower cubicle with an entry step of 9″, and a non slip bath mat is available.

Rooms 3,4 and 5 – Standard Doubles

Rooms 3, 4 and 5 have an entry step of 5″, and the doors are 32″ wide. Comfort seating is not available inside the rooms, although room 3 features two farmhouse chairs, and rooms 4 and 5 have a small bedroom chair each. The beds are accessed from both sides.

The ensuite shower rooms each have a toilet which is 16″ in height. There is a walk-in shower cubicle in each room with an entry step of 4″, and a non slip bath mat is available.

Room 6 – Deluxe Double / Family Room

Room 6 has an entry step of 1.5″, and the front door is 32″ wide with a shallow ramp leading in. The bathroom door is 31″ wide and slides to open. Seating is available inside the room on a two-seater sofa (providing this is not being used as a sofa-bed for children) and wooden captains chair. The bed has access from both sides.

The ensuite bathroom has a toilet which is 19″ in height. Grab rails are available next to the toilet. There are two sinks, one at 33″ height, and the other at 29″ height. There is a fitted bath which is 22″ high to enter and also has a built in shower attachment. A non slip bath mat is available.

Additional Information

There are ‘In Case of Fire’ instructions posted on the back of the guest room doors. 

Free wifi is available in all rooms, though the signal is strongest in the breakfast room. Each guest room has details of the Wifi password.

We are happy to cater for special diets or particular likes or dislikes, though we cannot guarantee our small kitchen to be entirely free of nut contamination. Please advise us before your arrival of any dietary requirements you may have. We can refrigerate prescription medication and additionally store any perishable food in our fridge for a limited period. Mobile phone reception is generally good.
